Locally owned and operated | Experienced and Reliable | Transparent Pricing
We would love to take care of your yard even if you just need one service here and there.
Let's be honest: life does not always revolve around your lawn maintenance schedule.
Ideally, you would be out there every Saturday morning with your coffee and your push mower, keeping the fescue at a perfect 3.5 inches. But we live in the real world. In the real world, it rains for four days straight in May. In the real world, mowers refuse to start right when you pull the cord. In the real world, work becomes crazy, kids have tournaments, or you simply want to go to the lake instead of sweating in the Kansas humidity.
At Lawn 316, we do not judge. We do not require you to sign a 12-month contract just to get your grass cut once nor charge a significant extra one time mowing fee.
We specialize in One-Time Mowing services for homeowners in Wichita, Bel Aire, and Andover. Whether you are in a pinch, leaving town, or just tired of fighting the jungle in your backyard, we are the team you call to hit the reset button on your property. We also have found that many of our one-time customers turn into bi-weekly clients, because we do what we say, are fairly priced and most importantly work around your needs.
Why Homeowners Call Us for a Single Mow
Over the years, we have seen it all. Most lawn care companies hate one-time mows. They only want the "gravy" accounts - the weekly contracts that pay automatically. They will either quote you an insane price to scare you off or simply never call you back. That is not how we operate. We know that if we help you out of a jam today, you might call us again next year or tell your neighbor about us. Here are the most common reasons folks in Wichita reach out to us for a rescue mow:
1. The "My Mower Died" Panic
It happens every spring and more often than you would think. You drag the mower out of the shed, put in fresh gas, pull the cord... and nothing happens. You spend two hours tinkering with the carburetor, but the grass keeps growing. By the time the repair shop can get you in (which is usually a 3-week wait in peak season), your lawn is going to be a foot tall. We can fill that gap and understand it happens. The same thing happens to us but we have a few more mowers than you!
2. The Vacation and Travel Cover
You are heading out for a two-week vacation. You do not want to broadcast to the neighborhood that you are gone by letting the grass get knee-high. We can schedule a specific date to swing by and keep the property looking lived-in and tidy while you enjoy your time off.
3. The HOA "Nastygram"
You went to the mailbox and found that friendly letter from your Homeowners Association. It says you have 72 hours to bring your lawn into compliance or face a fine. Do not panic. Give us a call. We prioritize these cuts because we know the clock is ticking. We will get it cut, edged, and blown off so you can email the board and tell them it is handled. We typically can get your property done the same day you call, depending on the time you choose to reach out.
4. Real Estate Curb Appeal
If you are listing your home in Wichita, Andover or Bel Aire, the first photo on Zillow is usually the exterior. You cannot have shaggy edges and dandelion heads popping up in the listing photos. A crisp, professional mow with distinct lines in the turf makes a massive psychological difference to buyers. It tells them the home has been well-maintained. When you handle your lawn you usually just mow which does the job for most scenarios. When you hire us, we edge, trim, mow and give your yard a makeover – perfect for the first open house!
5. Medical and Health Recovery
We have many customers who usually love mowing their own grass, but they just had a knee replacement, a hernia repair, or a bad run of back or knee pain. Do not risk your recovery trying to wrestle a mower around. Let us handle the heavy lifting for a few weeks until you are back on your feet.
The "Overgrown Lawn" Reality Check
What you need to know about heavy-duty cutting. I want to be transparent with you because I have been doing this a long time. There is a difference between a "maintenance one time mow" (cutting 1 – 2 inches off the top) and an "overgrown mow" (cutting 6 to 12 inches of growth).
If your lawn has turned into a hayfield, we can absolutely tackle it. We run commercial-grade equipment with high-horsepower Kawasaki engines that can chew through thick grass that would stall a standard homeowner mower in five seconds. However, there are a few things you need to understand about one-time cuts on overgrown grass:
1. The "Hay" Effect: When we cut tall grass, there is a lot of plant material coming off. We mulch as much as we can, but if the grass is 10 inches tall, we cannot make the clippings disappear by magic. There may be some visible clippings left behind.
2. The Stem Look: Grass is greenest at the top. When it grows really tall, the bottom of the blade (near the soil) does not get sunlight, so it stays yellow or brown. When we hack off the top 6 inches, the lawn will look a little yellow for a few days until the sun hits it and it greens back up.
3. Double Cutting: In severe cases, we have to mow the lawn twice during the same visit - once to knock it down, and a second time to mulch the clippings and make it look decent. This takes more time, which is why overgrown lots generally cost a bit more than a standard weekly mow.
What is Included in the Service?
When you hire Lawn 316 for a one-time service, you are not just getting a guy who runs over the yard. You are getting full service.
Pricing: How We Quote One-Time Mows
We try to keep this as simple as possible. Because we do not have a contract, we price based on the size of the lot and the condition of the turf.
Standard Growth: If the lawn is at a normal height (maybe you just missed one week), the price is standard plus a small one-time mow fee.
Overgrowth: If the grass is over 6 inches tall, or if it is wet and thick, the price will reflect the extra time and wear-and-tear on our machinery. This will vary by yard and thickness.
Can I get a quote over the phone?
90% of the time, yes. Thanks to satellite imagery and online property data, we can look up your address in Wichita, Andover, or Bel Aire, measure the square footage of the turf, and give you a surprisingly accurate estimate right over the phone or via text. We can not identify how tall the grass is so we will rely on your input for that and that quote will not change as long as the information provided to us is accurate. If it is not, we would not start the service until we speak to ensure that you still want the yard mowed.
If your property has unique challenges (like steep hills, limited access gates, or extreme overgrowth), we might ask you to text us a quick photo just so we know what equipment to bring.
Our Service Areas
We are local. We are not a franchise based in another state dispatching guys via an app. We live here, we shop here at the local Dillons, love eating at Homegrown when we can and enjoy the occasional Wind Surge game.
Wichita: We currently are open to working with clients in the entire Wichita area. Because of our schedules, certain areas are done on certain days. Meaning if we are working out West in Reflection Ridge we would not be able to mow your Andover yard until our designated day.
Andover: We are very familiar with the larger lots and specific soil conditions in Andover.
Bel Aire: We service many homes in Bel Aire and understand the high standards of the neighborhoods there.
The Lawn 316 Difference: Mowing with a Purpose
There are plenty of guys with trucks and mowers in Wichita. Why choose us? Aside from being reliable, having strong Google reviews and professional, there is a bigger mission behind our mowers.
We donate 31.6% of our profits to local Wichita non-profits. When you pay for your one-time mow, a third of the profit from that job is not going into our pockets - it is going back into the community. We support local organizations that are feeding the hungry, housing the homeless, training people with employable skills and supporting families in crisis right here in Kansas.
You get a great looking lawn, and you get the satisfaction of knowing your money is doing good work.
Frequently Asked Questions
Q: Do I need to be home when you mow?
A: No. As long as we have access to the backyard (please unlock the gate!), you can be at work or out running errands. We will get the job done and send you an invoice electronically.
Q: What about my dog?
A: We love dogs, but we ask that you keep them inside while we are working for their safety and ours. Also, please do a quick check for "landmines" (dog waste) before we arrive. Our mower tires (and our boots) will thank you.
Q: Will you bag the clippings?
A: Generally, we mulch clippings because it returns nitrogen to the soil and is better for the grass. However, if the grass is extremely long, we may need to discuss bagging or raking for an additional fee, simply because the volume of grass is too high to mulch effectively.
Q: How quickly can you get to me?
A: We try our best to leave room in our weekly schedule for one-time calls. Usually, we can get to you within 24 to 48 hours, depending on the time of the day you call and your location/needs. If it has been raining for three days, give us a little grace—we will get there as soon as the ground dries out!
